What We Did

The bathroom at Library was rebuilt from the framing out.

The before and progress photographs show the room stripped to studs and moisture-resistant board, and the finished shots show what it became: a clean, fully tiled bathroom with a new tub, vanity, and fixtures. Building from the framing out means everything behind the tile is new or inspected, which is the only way a wet room stays sound.

Alongside it, the crew installed a complete new heating and cooling system and carried out weatherization work across the house, including a new screen door and a new exterior garage door. Weatherization is the quiet half of affordability: a house that holds its heat costs less every single month, and for the working families our homes are priced for, the utility bill is part of the mortgage math whether anyone writes it down or not. New HVAC does the same work from the other direction, replacing the single most expensive surprise an older home can spring on its owner with a system that simply works.

Library is also the one project on this page outside the city itself, in Library, PA, south of Pittsburgh, which is what our service area means in practice: Pittsburgh, Allegheny County, and the towns of Western Pennsylvania around them. Wherever the house is, the standard is the same, fully updated, healthy, move-in-ready, and built so the family that moves in spends their money living, not repairing. Taken together, the scope here reads like a checklist for making an older house affordable to actually live in: a sound wet room, working mechanicals, and an envelope that stops giving the heat away.
